IQ Property Services provides intelligent management solutions for all aspects of the construction industry. Founded and headed by Tony Cheeseman, a well-connected project manager, clients of IQ Property Services benefit from his extensive industry experience of over 40 years.

Tony’s initial training was in electrical engineering with the London Electricity Board. On leaving LEB he set up and ran his own multi-discipline contracting business. This experience gave him a thorough understanding of the construction industry and he witnessed many clients encountering serious problems and pitfalls as their building projects were running onsite. He was inspired to start a consultancy business that would provide a reliable project management service to discerning home and property owners.

Since 1995 Tony has dedicated himself to supporting and managing major refurbishment and rebuild projects. He now holds a Masters degree in Business Administration, which underpins the knowledge required to administer the various and complex elements of construction projects.

Due to Tony’s Engineering background, the company is also qualified to deal with all aspects of mechanical and electrical engineering design.

A lifetime in the industry provides a depth of experience, which has encompassed commercial, industrial and residential sectors. Having worked on almost all types of projects, from the refurbishment of commercial banks and office complexes to large residential houses and luxury holiday homes, Tony’s expertise is unique and unparalleled.

Julie Nation

After a lifetime in various London and South East based PA and office management roles, Julie joined Tony’s business in 2013. Having been friends for over 20 years they had developed a strong relationship built on mutual trust and understanding. The natural next step was to involve Julie in setting up vital and robust administrative procedures for IQ Property Services.

Julie loves to create systems and organise the administrative side of a business. She and Tony believe this creates a very efficient and effective organisation. Together they run the ultimate mobile office, with Julie driving between appointments while Tony calls or e-mails clients and contractors.  They literally do not waste a minute!

When they are onsite or meeting with clients Julie takes all minutes in shorthand and with a speed of 140wpm, this delivers a true and accurate record of the meeting and all actions arising. Clients seem fascinated by this ‘old fashioned’ yet highly effective skill which is increasingly rare in the modern business world!

Julie enjoys the variety of being on building sites and meeting new people each day while appreciating the skill of all the team members involved.  She really loves seeing the finished article and handing over a shiny new project to clients.

Toby Ford

Heading up the Service & Maintenance and Security operations of IQ Property Services, Toby Ford has many years related experience in the management of property and security installations.

Toby has worked in the security industry since 1996 gathering a wealth of experience and knowledge across every type of environment from Schools, Nursing homes, Apartment blocks, Residential and Commercial properties. He has also worked with the Metropolitan Police Service installing security systems from stand-alone to fully integrated systems for Custody suites. Toby believes that planning and coordination are the key to achieving the highest possible standards and is always keen to work with clients to design bespoke programmes and applications.

Tim Wilson

Tim has been working in the business for over 20 years fulfilling various roles and responding to the changing needs of clients. As a result of the knowledge and skills he has acquired during this time he has the flexibility to work within any division of the Group and offer support as required.

He currently works alongside the Project Management side of the business where he has built up strong relationships with clients.

Tim is both a qualified Electrician as well as a qualified Internal Auditor for Quality Assured Systems.

Zoe Maddox

Zoe is the mainstay of the IQ Property Services Group Office ensuring that the back office works efficiently at all times. She joined the business in 2005 as Administration Assistant and has progressed to her current role controlling all Group Administration Services.

This involves managing all the company’s systems, procedures and processes as she deals with suppliers and contractors as well as clients. The central part of her role is to liaise with all the contractors that provide services to clients on site through IQ Service & Maintenance ensuring that the right trades arrive on site to carry out works to pre-agreed schedules.

When anybody has a query, a call to Zoe will almost certainly result in a speedy resolution and the right action being taken!

Bela Santos

Bela is the most recent addition to the IQ Property Services team joining in June 2017. She is an experienced PA and Executive PA and is currently working closely alongside Zoe supporting the administrative operations at the office for both IQ Service & Maintenance and IQ Consultants. Due to her keen grasp of procedures and contracts Bela will be going out to support Tony on site visits and play an increasingly more active role in producing minutes and client reports.

Bela has worked in the FM industry for 12 years. Her last post was at Heron Tower, 110 Bishopsgate, London where she worked as a Lead Contract Support. Before that she was Facilities Contract Administrator at the Financial Times

As well as having a very fitting background Bela adds an international dimension to the team as she is Portuguese although she has been living in the UK for over 27 years. She views Sevenoaks and Kent as very much home from home!
