Our working practices

Pulling together an expert team and ensuring that all parties follow the agreed scheme and schedule takes planning, management, logistics and structure – 4 things that IQ Consultants concentrate on.

We are contract administrators, not architects or building contractors and because we operate independently we are free to choose the right partners for our clients. As a result we appoint a team of first class professionals and trades with your unique needs and requirements in mind.

We never take on more projects than we can manage at any one time. We are realistic in assessing our workload and advising you when we can start to work with you so that we always maintain our high standards of client care and satisfaction.

Is your construction project already underway?

We are often called in to take over a project that may have reached a critical stage, when problems appear insurmountable and a client feels there are literally mountains to climb. Circumstances will be different in each case but are typically characterised by factors such as major delays, lapses in planning consent, contractor’s financial problems and poor or insufficient project management.  All the above destined to make life stressful beyond belief.

Talk to us if you see your project derailing at any time. We can step in at most stages to assess the challenges and plan a course of action designed to put a project firmly back on track as quickly as possible. Our expertise gets to the root of the issues immediately.

Fees & Costs

We can work on either an hourly rate or fixed fee basis, depending on the type of project you commission us for.

Stage One work – feasibility and assessment:

This usually includes design meetings, feasibility studies and pre-contract works (works before the builder starts on site) and we normally charge this work on an hourly basis.  We find that charging for hours spent works better during Stage One pre-construction phase as it allows our clients to use as little or as much of our service as they wish.

Time sheets to support Stage One invoices, indicating time spent and activities carried out, are always provided.  If you would prefer us to be more prescriptive and provide a fixed fee for Stage One, we would be happy to do so.

Ongoing work – project management:

Once the works are ready to commence on site and the level of project management/support required has been agreed, we are happy to provide a fixed monthly fee for the project duration.

Travel costs and disbursements are charged separately.

Tony Cheeseman’s analytical approach literally saved the day

We first consulted with Tony when our residential development project had reached a critical point with issues of costing, timing and quality of finish.

The potential financial implications were looking serious and the situation was becoming very stressful impacting on our daily lives and our health.

A mutual contact introduced us to Tony and we quickly realised we had met the project manager that we should have engaged from the onset of our project.

His skills as a PM extended way beyond daily construction management of running a build as he has a great depth of knowledge of construction contract law accumulated over numerous years of project management.

Ours was a problem mainly relating to the way the original contracts had been drawn up. Tony’s attention to detail and analytical approach to our problems at hand led him to question the legality of the contract. He worked closely with our legal adviser on our contractual issue resulting in the termination of our original contract and him putting in place a new contractor to complete our project.

Tony and his team’s ability keeps projects moving along with his project management skills and attention to detail in getting the project finished and the end results you expected.

Having him and his team in at pre-contract stage is however vital and something I regret not doing.
