What goes into making a new or renovated home a pleasure to live in?

The answer to that question is, of course, personal to the homeowner. Yet there are a number of components to properties that are often common to making a home a pleasure to live in. If a dream home is to be created as a result of a new build or renovation project, there is a lot to think about. Some elements of the building journey are described below:

Process and wish lists. Planning. It is no coincidence that this is at the top of our list. As Project Managers, we know that there are, to quote Tony, many ‘unknown unknowns’ in a new build or refurbishment project, and it is the task of the meticulous Project Manager to minimise these, and to deal with any issues as they become known, working with the contractors involved in the project..

Team. Tony says, “It’s quite simple. Get the team right at the start, and the project runs smoothly. We like to be involved as early as possible so that we can get to know you and your requirements and thus assist and advise on the concept design, design development, and selection of the professional and construction team.”

Design Phase and Visualization. This can involve detailed discussions over several months, and applying such tools as a 3D walkthrough of a design.

Tender Documents and Contract Formation. Tony ender documents and specifications are needed to ensure contractors bid on the same scope of work, making comparisons straightforward.  We solicit bids from numerous contractors, sift and evaluate tenders and select contractors. We ensure all necessary checks are in place and that the contractors have the financial capability to complete the project.

Construction and Project Completion. Tony says, “With the contractor selected and all necessary insurances and health and safety processes in place, construction can begin. We manage projects, ensuring adherence to plans and resolving issues as they arise. Upon completion, a final inspection addresses any defects, with retention money ensuring minor issues are promptly fixed.
